Impact Throughout Project
Virtual design and construction processes span the lifecycle of any project, from concept to operations and maintenance after the keys are turned over. As part of our goal to reduce the time and cost of design and construction, Mortenson leverages our expertise in virtual design and construction to deliver:
| Increased communication | Increased efficiency |
| Increased collaboration | Lower cost |
| Increased planning | Shorter schedules |
Our VDC services enable a new level of transparency in the building industry which allows us to work in a collaborative framework to conduct more accurate constructability analyses, improve estimating, maintain greater schedule and cost control while continually improving safety, quality and efficiency. We are able to more effectively interact with our customer, designers, consultants, subcontractors and trades people with the tools and processes experienced through VDC.
In our ongoing efforts to innovate our business, below are some of the value add services we perform on any given project:
Martha Jefferson Hospital, Charlottesville, VA
"Mortenson has simply blown us all away, exceeding our already high expectations, and the subcontractors are very excited about the way they do business with processes like their highly sophisticated BIM applications. Unlike most, who all show it in the interviews and then never really put it to practical use, these guys have actually fully constructed our hospital on the computer. As a result, we've seen significant savings in schedule, cost, efficiency."

Preconceptual Planning Phase
Early 3D Cost Models- Provide efficient cost estimating for changes prior to design
- Develop in-house budget baseline, verification, and cost trending
- Enable team to run "what if" scenarios of building systems that identify costs for various budget conditions
- Allow collaboration with designer in real-time design to cost feedback

Site/Civil Virtual Planning- Providing early virtual planning to aid in customer decision making process
- Flood plain anaylsis
- Existing/proposed utility coordination
- Work phasing
- Documenting existing conditions
Building Information Modeling Protocol Manual- Encourages collaboration of all project stakeholders to define BIM strategy
- Establishes model level of development in all phases of design and construction
- Defines owner BIM deliverables
- Develops building project team partnership
Building Information Modeling Quantity Verification- Utilizes 3D technology and software for quantity take-off and verification
- Establishes model based trending throughout design phase
Constructability Reviews- Leverages the early design intent model with construction means & methods detailing for increased planning
