Mortenson Development Partnership
Mortenson was chosen by Mayo Clinic in September 2016 as the development partner for Discovery Square. The launch of Discovery Square, which will include Mayo and other private businesses, is a key milestone for Destination Medical Center, the largest public-private partnership in Minnesota state history, and one of the largest economic development initiatives in the U.S.
With groundbreaking slated to begin in late 2017, the first of several Discovery Square buildings is anticipated to be completed and occupied by 2019. Discovery Square is the first of 6 sub-districts in the Destination Medical Center Development Plan, catalyzing mixed-use neighborhoods made up of life science businesses, new start-ups and residential options anchored by signature spaces.
About Discovery Square
Discovery Square is one of six sub-districts created within the Destination Medical Center Master Plan. It will become a new home for the future of biomedical, research and technology innovation. Founded on the principles of translational medicine, Discovery Square will bring together Mayo Clinic, private partners, and institutions to collaborate, share ideas and, ultimately, lead the world in discovery-to-translation-to-application research by shortening the continuum between medical R&D and patient care.
Over the next 20 years, the vision for Discovery Square includes adding up to 2 million square feet of space for research, education, commercial and product development.
Discovery Square will be a combination of Mayo Clinic programs and other, non-Mayo bioscience programmatic space to be occupied by entrepreneurs, startups, and early-stage bioscience companies. Space flexibility will be a hallmark of Discovery Square to ensure that a wide variety of needs can be accommodated, from growing and established companies to educational uses.
Signature places and generous amenities will be a differentiating factor for Discovery Square – with every component of the development being intended to ignite the imagination, foster collaboration and spark innovation.
Discovery Square has the opportunity to become one of the leading bioscience research parks in the United States. Phase 1 of Discovery Square will include a BioScience building of up to 100,000 SF with a single level of below-grade parking, and a surface lot at grade, for a total of 500 parking spaces. The building will be anchored by a program of Mayo Clinic, bioscience industry, and other private sector partners, and will be the first step towards creating a thriving ecosystem of discovery and collaboration.
