Offering 118,000 gross square feet, this three-story project will provide innovative space for wet and dry labs, office suites, warehousing, and distribution. The Bioscience 3 building offers life science and bioscience clients flexible space for mixed-use purposes.
There is a 100-seat flexible auditorium and shared conference space, and a ground-level designed to accommodate distribution and/or warehouse functions. The space will also include the capacity for liquid nitrogen, compressed air vacuum, and standby electrical generators, as needed.
The property will also include a parking structure to accommodate 200 cars, resulting in a total of 410 parking spaces. The structure will be expandable to approximately 400 spaces if needed.
The contract is develop-design-build. Mortenson Development is the developer, and Mortenson Construction is the design-builder. Additionally, Mortenson will provide leasing services for the space.
