Second & Adams

The future of urban living where cutting-edge architecture meets vibrant retail and sustainable design in the heart of Cherry Creek.

Project Overview

Second & Adams is a 100,000-square-foot mixed-use office and retail development in Denver's Cherry Creek North neighborhood. Developed by Magnetic Capital, designed by OZ Architecture and constructed by Mortenson, the project combines premium office space, hospitality-inspired amenities, outdoor gathering areas and destination retail. Anchored by Bow River Capital's headquarters, the development demonstrates where differentiated workplace demand continues to exist in Denver.

Key Takeaways:

  • Delivered a high-profile mixed-use workplace in Cherry Creek North. The project adds 100,000 square feet of new office and retail space at 2nd Avenue and Adams Street.
  • Created a workplace around experience, not just occupancy. Outdoor space on every floor, rooftop activation, food and beverage, wellness strategies and walkable access help give employees and visitors a reason to gather.
  • Supported Bow River Capital's headquarters relocation. The 30,000-square-foot anchor tenancy provides a strong proof point for premium workplace demand in a selective office market.
  • Advanced a collaborative delivery model. Magnetic Capital, OZ Architecture and Mortenson worked together to align design intent, constructability, budget and schedule through development and construction.
  • Integrated sustainability and wellness strategies. The project includes LEED Gold systems, WELL-focused design strategies, efficient HVAC, low-flow fixtures, occupancy sensors and Denver Green Building Ordinance compliance.
  • Demonstrated Mortenson's urban mixed-use delivery experience. Mortenson coordinated a sophisticated office, retail and amenity program on a dense, highly visible Cherry Creek site.

A Different Office Story in Cherry Creek

Second & Adams was developed as employers continued to rethink what office space needs to provide. Instead of treating the workplace as a collection of desks and conference rooms, the project was planned as a more complete daily experience for tenants, employees, clients, and visitors.

Located in Cherry Creek North, the building brings together office, retail, hospitality and outdoor environments in one walkable setting. That mix helps to position the project as a response to a changing office market, where quality, location and experience increasingly influence leasing decisions.

Designed Around Hospitality and Workplace Experience

The project's amenity strategy focuses on the human reasons people choose to come together in person. Outdoor areas on every floor, an activated rooftop, a private tenant rooftop lounge and food and beverage offerings help create a setting that feels more like a destination than a conventional office building.

That experience-driven approach gives tenants more than finished office space. It supports collaboration, culture, recruiting and client engagement by making the workplace feel connected to the energy of Cherry Creek.

A Market Signal from Bow River Capital

Bow River Capital's headquarters commitment is a meaningful proof point for the project. The firm's approximately 30,000-square-foot tenancy shows that companies are still willing to invest in premium office environments when the space supports how their teams work, connect and represent their business.

For owners and developers, Second & Adams offers a useful example of where office demand remains strongest: highly differentiated buildings in amenity-rich, walkable locations with a clear point of view on employee experience.

Collaborative Delivery Brought Vision to Life

Second & Adams reflects the partnership between Magnetic Capital, OZ Architecture and Mortenson from early planning through construction. The team shared a vision of creating a workplace experience that would stand apart in Denver's evolving office market while remaining authentic to Cherry Creek's character.

Working collaboratively throughout design development and construction, the project team balanced architectural ambition, hospitality-focused amenities, sustainability goals, tenant needs, constructability and budget considerations. This early alignment helped preserve the project's defining features while creating a seamless path from concept to completion.

The result is a mixed-use destination that combines distinctive design, premium workplace environments and community-focused amenities in a way that supports both tenant success and long-term neighborhood value.

Coordinating Complexity on an Urban Infill Site

Delivering Second & Adams required close coordination among the owner, design team, trade partners and surrounding stakeholders. The project combines detailed masonry, distinctive glass elements, rooftop spaces, hospitality areas and premium office environments within a dense Cherry Creek setting.

Mortenson's role as CM/GC supported alignment across design intent, constructability, sequencing and field execution. The result is a completed mixed-use development that contributes to the continued evolution of Cherry Creek as one of Denver's most active commercial districts.

Sustainability and Long-Term Performance

Sustainability and wellness strategies were integrated throughout the project to support occupant comfort, operational efficiency and long-term performance. Features include WELL-focused design strategies, LEED Gold systems, low-flow water fixtures, high-efficiency HVAC, occupancy sensors and rooftop landscaping designed to reduce heat gain.

The project also complies with the Denver Green Building Ordinance, reinforcing the development's emphasis on high-performance building systems and responsible urban growth.
