Development Analyst

 

SUMMARY 

Mortenson Development Inc, (MDI) is currently seeking a Development Analyst that will be responsible for providing detailed financial analysis of potential new development opportunities and investments, conducting market research and analysis, participating and managing due diligence on new opportunities, compiling internal reporting and information packages for presentation purposes and financing, and generally providing deal-level and general office support and assistance where needed, including throughout the life cycle of the real estate development process. 

 

RESPONSIBILITIES

  • Prepare financial, leasing, environment, land-use, entitlement analyses, and project reports

  • Coordinate budget preparation/tracking and governmental agency review

  • Conduct cash flow analysis for various underwriting scenarios and debt options

  • Create and update financial analyses for new acquisitions and existing assets

  • Explain underwriting assumptions verbally and in writing

  • Perform comprehensive due diligence on new acquisitions from sourcing to closing

  • Prepare financial charts, data graphs, market inquiries, and comparable analysis

  • Create and manage presentation packages for new opportunities

 

QUALIFICATIONS

  • Bachelor's Degree in Real Estate, Business, Finance, or Accounting preferred
  • Minimum two years of business experience in Real Estate

  • Proficiency in Microsoft Word and Excel

  • Basic understanding of Accounting and commercial real estate terminology, principles, metrics, and valuation techniques

  • Strong organizational and multi-tasking skills

  • Strong verbal and written communication skills

  • Ability to thrive in a high-energy environment

  • Resourceful self-starter with strong initiative, able to work independently and long hours when needed

The base pay range for this role is $76,800 - $96,000. (Actual range is higher for the following office locations: Denver, CO and Chicago, IL – 5%, Seattle, WA, and Portland, OR – 10%, Washington, D.C. – 12.5%).

 

Base pay is positioned within the range based on several factors including an individual’s knowledge, skills, and experience, with consideration given to internal equity.  This position is eligible for Mortenson’s incentive plan.
