In partnership with CommonSpirit Health, ADAMS Management Services, and Boulder Associates, the St. Anthony Hospital Oncology project included the demolition and complete remodel of one floor within the existing Medical Office Building (MOB). The renovated space now features 14 infusion suites, 17 medical oncology exam rooms, surgical oncology exam rooms, three nurse stations, and a pre-fabricated pharmacy, all designed to enhance patient care and operational efficiency.
Located on the 4th floor of an occupied facility adjacent to St. Anthony Hospital in Lakewood, the project demanded exceptional coordination to minimize disruption to ongoing clinical operations. A critical early phase involved under-slab plumbing rough-in on the fully occupied 3rd floor, completed during the first two months through an off-hours schedule to ensure safety and continuity of care. Additionally, the scope included integrating a P-tube system connection to the existing hospital infrastructure.
Key Challenges and Solutions
Second-Shift Work Over Holidays: To accommodate the fully occupied clinical areas on level 3, all under-slab work was performed during second shifts over the holiday season. This required precise scheduling and strong communication to maintain progress without impacting patient services.
Complex Existing Conditions: Limited as-built documentation and challenging existing conditions necessitated adaptive problem-solving and close collaboration between the construction and design teams.
Procurement and Tariff Uncertainty: Initial tariff fluctuations created supply chain disruptions, with several ordered items delayed during shipping. The team worked proactively with the design team and client to pivot to U.S.-sourced materials, ensuring timely delivery and maintaining project momentum.
This renovation reflects a successful partnership and strategic planning to overcome logistical, technical, and procurement challenges while delivering a modern oncology care environment.
