In response to strategic planning and patient demand, CommonSpirit Health selected Mortenson to lead the expansion of St. Anthony North Hospital in Westminster, Colorado. This project involved the construction of a new five-story, 30-bed, 105,000-square-foot patient tower, located at the hospital’s main entrance, expanding inpatient and oncology care capacity while the hospital remained fully operational

Project Highlights:
New Patient Tower: The completed five-story tower houses three 30-bed medical-surgical units and a 25-bed intensive care unit (ICU). The design includes infectious isolation rooms and a 30,000-square-foot cancer center, which began seeing patients in January 2025.
Infrastructure Enhancements: To maintain uninterrupted access on an active campus, Mortenson reworked existing roads, drive lanes, parking, and drop-off areas, serving the main entry and emergency department. The scope also included construction of a new main entry canopy and drop-off loop, relocation of utilities displaced by the new tower, and a 1,200-square-foot expansion of the Central Utility Plant to support both current operations and future growth.
Interior Renovations: The project included remodeling and relocating existing interior spaces across multiple levels to expand services and create a corridor connection to the new bed tower, supporting efficient circulation and continuity of care throughout construction.
Collaborative Design and Construction: SmithGroup and Boulder Associates co-led the planning, design, and project management, with Mortenson serving as the General Contractor. Close coordination across the project team was essential to sequencing work around live hospital operations, maintaining patient flow, and managing complexity over multiple years of construction. The design emphasizes patient comfort, safety, and flexibility, with rooms offering expansive mountain views.
Oncology Center: A new ground-floor cancer center will provide centralized medical and radiation oncology services, featuring a 12-bay infusion center, radiation therapy, and a compounding pharmacy.
Concrete Execution that Protected the Critical Path
Rain primarily impacted early underground site work, where Mortenson’s self‑perform civil crews stabilized and maintained site conditions to keep utilities advancing alongside vertical construction. This early execution control proved critical as structural work moved forward during one of the wettest summers on record, increasing risk during the project’s most schedule‑sensitive phase.
Mortenson led flow‑based scheduling and self‑perform execution for the pan and joist concrete structure, maintaining consistent production despite weather disruptions and constrained site conditions. By protecting trade flow and minimizing variability, the team reduced the overall structural duration by six weeks.
As a result of disciplined planning and execution, the project achieved early schedule gains. Seven months into construction, the team accelerated completion of the third-floor medical surgical unit by four weeks and the Oncology center by six weeks. These gains enabled the hospital to open its main entry and additional patient beds four weeks ahead of the original plan, delivering critical capacity to the community sooner.
