What decisions need to be made when you build a new medical facility?

Mortenson built this medical office building for DHHA, which is four stories with a one-level below-grade parking garage. It has short-term parking and a Dialysis Unit on the first floor, an outpatient operating room and support services on the second, offices on the third, and an adolescent psychology center on the fourth. The building's total square footage including garage space is approximately 111,500 square feet.

Mortenson and our design-build trade partners analyzed several different options for each major building system and categorized the potential risks, benefits, and life cycle costs for each. Major system choices (such as HVAC systems, med gas systems, lighting, and lighting control) were made on a consensus basis with the design-build team and Denver Health all agreeing on each.

The project was completed in 15 months. By self-performing the concrete and masonry on this project, Mortenson was able to control the schedule upfront and set the pace for the project. The complete build-out of the second floor and partial build-out of the third floor were added midway through the project without impact to the schedule. Close coordination with Denver Health’s equipment vendors facilitated installation prior to turnover, allowing Denver Health to occupy the building shortly after turnover.
