What does it take to bring a space from empty to operational?

The Adventist West Happy Valley project was a 20,000 square foot tenant improvement of an existing building that was limited to core and shell space. The updated facility includes primary care, urgent care, pediatrics, physical rehabilitation that serves as clinical space for both Adventist and OHSU. This TI featured an imaging suite with rooms for X-ray, computerized tomography (CT) scan and ultrasounds.  Additionally, the project included new below-grade plumbing work to support the space. All work took place in an active, occupied building, with consideration for other tenants and their operations taken at all times.
