In the spring of 2025, the Mortenson | Clark Nexsen Design-Build team will officially break ground on an important new addition to the United States Air Force Academy in Colorado Springs: the Cadet Preparatory School Dormitory. This project represents a key step in the Academy’s ongoing development and modernization efforts. Located directly adjacent to the existing Air Force Academy Preparatory School, the dormitory will be a four-story structure encompassing nearly 90,000 square feet.
The new facility is designed to serve the specific needs of cadet trainees, featuring 126 dormitory-style rooms distributed across the upper three floors. These living quarters will offer a modern, comfortable, and efficient environment tailored to support the academic and physical preparation of incoming cadets. On the first floor, the design includes a large drill pad – an essential component for cadet training – underscoring the building’s multi-functional role within the Preparatory School’s campus.
A defining feature of the project is its strong emphasis on sustainability and energy performance. The building envelope has been engineered with high-performance materials and construction techniques to ensure superior insulation, durability, and energy efficiency. In addition to its thermal performance, the design incorporates abundant natural daylight, reducing the dependence on artificial lighting and fostering a healthier indoor environment. These elements collectively contribute to a space that promotes wellness and enhances the daily experience of its occupants.
