Expanding Capacity for Surgical, Cardiac and Endoscopy Services
EvergreenHealth is expanding surgical, cardiac and endoscopy services at its Kirkland campus to meet growing demand and improve access to specialized care. In partnership with EvergreenHealth and NBBJ, Mortenson is delivering the $115 million project, with completion anticipated in September 2027.
The project brings together three major areas of work:
- Building out approximately 73,000 square feet of existing shell space for a new surgical suite
- Modernizing approximately 5,000 square feet of existing C-section operating rooms
- Renovating approximately 15,000 square feet for new endoscopy procedural suites
The new surgical suite includes seven operating rooms, six catheterization labs, one hybrid operating room and associated preparation, recovery and support spaces. Existing C-section operating rooms are being modernized to meet current codes and clinical best practices, including the installation of new rooftop mechanical infrastructure. The endoscopy renovation adds five procedure rooms alongside preparation, recovery, scope-processing and support areas.
Maintaining Patient Care During Construction
Because construction is taking place within an occupied healthcare environment, uninterrupted patient care remains a central project priority. The team is coordinating sequencing, logistics, infection prevention measures and system connections to safely integrate new clinical spaces while minimizing disruption to hospital operations.

Using Mixed Reality to Improve Early Decision-making
To help finalize space planning for 14 operating rooms, the project team combined physical mock-ups with mixed reality technology. Nurses and physicians experienced the proposed spaces at full scale before construction, evaluating workflows, equipment placement, lighting, monitors and room functionality.
Approximately 20 to 25 EvergreenHealth stakeholders participated in the immersive reviews. Their feedback helped the team adjust equipment locations, validate clinical workflows and remove unnecessary elements before construction began. Resolving these details early provided greater certainty and confidence moving into production while helping ensure the final spaces support the needs of the clinicians who will use them every day.
