The Key Bank Pavilion project is a transformative redevelopment in the heart of downtown Bellevue, designed to enhance walkability and activate public spaces within a bustling office district. Working closely with the owner, we transformed a street-facing open parking lot into a vibrant retail space, creating new opportunities for community engagement and commerce.
At the core of the project is a 3,000-square-foot jewel box retail building with a steel structure and glazed curtainwall, strategically located within the north parking plaza of the existing Key Bank building near NE 4th and 106th streets. The result is a beautifully landscaped plaza with ample seating and seamless outdoor connectivity, linking the new retail structure with the existing Key Bank offices and tenants.
Our team tackled significant structural upgrades to the existing post-tensioned parking garage below, including the detensioning and retensioning of approximately 180 existing post-tensioned strands, installation of new steel columns and footings, and the careful cutting back of all garage levels to accommodate city requirements for underground utilities and sidewalk widening.
The project’s urban setting presented unique challenges, with a tight, constrained site surrounded by ongoing construction, heavy pedestrian and vehicular traffic, and active office use. Throughout construction, we maintained uninterrupted pedestrian access to the main lobby and ensured the 24-hour operation of the Key Bank ATM drive-through, prioritizing tenant convenience and safety. We coordinated closely with neighboring projects, including a 21-story office tower and a micro-housing development, to minimize impacts on access, deliveries, and daily operations for all stakeholders.
By fostering open communication and meticulous planning, we delivered a dynamic, community-focused space that elevates the downtown Bellevue experience and supports the city’s vision for a more connected, walkable urban core.
