The 324

Built in 1911, 324 South State Street (The 324)—originally home to the historic Auerbach’s Department Store—has long stood as a landmark in downtown Salt Lake City. For nearly three years, our Mortenson Salt Lake City team has proudly called The 324 home. In Q2 2025, we completed a major renovation that redefines what’s possible for this five-story building and its tenants.

Our vision was to create an updated, flexible environment that supports productivity, wellness, and a strong sense of community for everyone who walks through The 324’s doors.

“We spend a third of our lives at work, so having a space that inspires activity, community, and well-being truly elevates the everyday experience,” said Ashton Bosley, Project Engineer.

The refreshed north entrance now welcomes visitors with a bright, inviting lobby, contemporary lighting, and a new reception desk. We’ve added a fitness center with locker rooms and showers, a first-floor bistro space, new collaboration areas, and a large conference room designed to foster teamwork and engagement. There’s also a wellness room for quiet relaxation, modernized entrances, and secure bike storage. The first floor features comfortable seating areas where you can enjoy a coffee or connect with coworkers—spaces intentionally designed to foster connection.

“The new amenities at The 324 energize daily routines by offering both collaborative and wellness spaces for every tenant,” said Benjamin Leutze, Project Manager.

During construction, we uncovered remnants of an old mural and cloth signage dating back more than 65 years—a reminder of the building’s rich history and the many stories it holds. Like many older buildings in the area, The 324 has seen multiple renovations over the years, each one chipping away at its original charm and ornate façade. With this latest transformation, our team focused on blending the past and present—honoring the building’s legacy while creating a vibrant, forward-looking workplace.
