Modernizing a High-Volume Clinic

Originally built in 1985 and expanded in 1995, the four‑story medical center supports more than 300,000 patient visits each year. Delivered in seven phases over two and a half years, the renovation maintained full clinic operations through close coordination with clinical staff and a consistent, patient-centered approach to planning and construction.

Improving the Patient and Care Team Experience

The remodel simplified wayfinding, introduced a centralized check‑in on each floor, and created a more intuitive layout for patients and visitors. Efficient space planning increased exam room capacity and expanded space for specialized equipment, allowing existing services to grow while welcoming new offerings such as dermatology, nephrology, weight management, dietician services, and an on‑site pharmacy. Clinical spaces across mental health, urgent care, primary and specialty care, vision services, lab, and imaging were refreshed alongside staff and support areas, strengthening patient flow, team efficiency, and long‑term flexibility.

Continued Care Without Disruption

Delivering work within an active healthcare environment required careful phasing, real-time communication, and strong collaboration. Weekly logistics and phasing meetings aligned the team on upcoming transitions and temporary circulation routes, while daily coordination with clinical leadership helped ensure patient care remained the top priority throughout all phases.

Lean Delivery That Expanded Value

Lean delivery practices enabled the team to maintain full operations while accelerating progress and unlocking additional value for Allina Health. Mortenson leveraged the Last Planner System to guide each phase, using pull planning, weekly work planning sessions, and daily coordination to keep work flowing efficiently across active clinic spaces.

  • Shortened phase durations from approximately 16 weeks to 12 weeks, accelerating overall delivery
