Peña Station North, formerly known as the Denver International Business Center (DIBC), is a transformative 250-acre mixed-use development strategically located in the City of Denver, just south and west of Denver International Airport. Bounded by 64th Avenue to the south, Panasonic Way to the west, 72nd Avenue to the north, and Tower Road to the east, the site is positioned to become a key hub for commercial and residential growth in the region.

In collaboration with the Denver International Business District Metropolitan District and JR Engineering, Mortenson successfully delivered the DIBC Filing #10 Infrastructure project. This phase focused on expanding the existing roadway network by constructing 69th Avenue west from Yampa Street, 68th Avenue west from Yampa Street, and 67th Avenue from the southwest corner of the Flight Safety property. These new segments were designed to intersect and form a cohesive and efficient transportation grid.

The scope of work included comprehensive erosion control and Stormwater Management Plan (SWMP) procedures, reseeding, and minor site demolition. Mortenson installed critical wet utilities such as stormwater systems, sanitary sewer lines, and water infrastructure. Additional civil improvements included grading, street lighting, sidewalks, curbs and gutters, asphalt paving, and the implementation of signage and striping. A new water quality pond was also constructed, featuring a forebay, trickle channel, spillway, and a maintenance access road to support long-term sustainability.

DIBC Filing #8 further extended infrastructure by continuing Yampa Street north from East 71st Avenue and adding a private road eastward from Yampa Street. This phase mirrored the scope of Filing #10 and included additional enhancements to the Flight Safety International (FSI) property. These modifications involved selective demolition, fence realignment, and integration of new water lines with existing systems. Landscaping and irrigation improvements along East 68th and 67th Avenues required close coordination with FSI to maintain operational continuity and adhere to strict security protocols.

A notable engineering challenge during the project was the successful crossing of two high-pressure gas lines a total of 16 times – an achievement that underscores the team’s precision and commitment to safety.
